Minimum Habitable Room Area and Width
Habitable rooms need at least 70 sq ft of floor area and at least 7 ft in any horizontal dimension. A long narrow room can pass the area test and fail the width test. Kitchens are excepted.. Referenced to IRC 2021 §R304.1 / §R304.2.
