How this jurisdiction calculates the fee

Frisco splits building permit pricing by occupancy. Residential new construction is priced by square footage in banded tiers: a base amount covers the first block of square footage and an incremental per-square-foot rate applies above it, with the incremental rate decreasing as the house gets larger. Commercial building permits instead use a construction-valuation table, and Frisco charges 60% of that table value. Plan review is billed hourly rather than as a percentage of the permit fee, including reviews of plan revisions. How this jurisdiction calculates the fee

Decks are priced as a hybrid: a flat base charge plus a per-square-foot rate applied to gross area or any fraction of it, and the total is capped so that a very large deck cannot exceed a stated ceiling. This is the same formula Frisco applies to conventionally framed accessory structures. Plan review, if required, is billed separately at an hourly rate, and a failed inspection adds a residential re-inspection fee.

Accessory structures (sheds), whether conventionally framed on site or modular, use the same flat-base-plus-per-square-foot formula Frisco applies to decks, with the same maximum cap. Gross area is used and any fraction of a square foot rounds up. Because the base is charged regardless of size, even a small shed pays a meaningful minimum; the cap keeps large detached structures from scaling indefinitely. Any required plan review is billed hourly on top. CORRECTION 2026-09-10: the per-square-foot formula applies to a CONVENTIONALLY FRAMED shed only. The Frisco schedule lists "Modular Shed" as a separate line at a flat $50.00, so a modular/prefabricated shed is not priced on the $75 + $0.59/SQFT basis.

Frisco prices water heaters as a plumbing unit fee rather than a standalone flat permit. The schedule charges a small per-unit amount for each water heater and/or vent, which is the same per-unit amount charged for a plumbing fixture on one trap. In practice a water heater changeout permit is the plumbing permit issuance charge plus that per-unit fee, so the out-the-door cost depends on how the issuance fee is applied to a self-service permit.
