Plumbing Vent Requirements — Trap Distance, Sizing & Termination

A drain without a vent is a drain that gurgles, drains slowly, and eventually siphons its trap dry — which is how sewer gas gets into the house. The IRC answers three questions: is every trap vented, is the vent close enough to the trap, and does the vent end somewhere harmless?

Worth knowing

  • Air admittance valves are the usual fix for an island sink or a remote fixture: branch-type AAVs sit at least 4 in. above the horizontal branch drain being vented, stack-type at least 6 in. above the flood level rim of the highest fixture, and both must stay accessible in a space that gets real airflow (IRC P3114).
  • An AAV can never be the only vent — at least one vent has to run to open air so the system can relieve positive pressure (IRC P3114.7).
  • Some jurisdictions ban AAVs outright or allow them only in remodels where a conventional vent is impossible. Check the local amendment before you design around one.
  • Wet venting and common venting can legally cover several fixtures with one vent, but the layout rules are fussy — a bathroom group wet vent has its own sizing and order-of-connection requirements (IRC P3108).
  • A vent that terminates in an attic, soffit, or crawl space is a defect no matter how it was drawn — vents go outdoors.
