Handout B-5 'Detached Accessory Structures' states that a single-story accessory structure of 200 square feet or less that does not contain electrical, plumbing or mechanical service does not require a building permit. Handout B-1 states the same 200 square foot cutoff for residential accessory buildings and a 120 square foot cutoff in commercial settings. For lots of 15,000 square feet or less, B-5 also sets rear-yard placement standards: at least six feet from any other structure and at least five feet from any property line (three feet from the property line if fire-rated walls are used), a maximum height of 15 feet measured to the peak of the roof as a permitted use, and a maximum area of 25 percent of the rear yard or 576 square feet, whichever is smaller.
