City Code Sec. 10-18 bases building, plumbing, mechanical and electrical permit fees on the estimated construction cost including labor and materials, at one rate for residential property of up to three dwelling units and another for commercial and multifamily work, with a minimum permit fee and a non-refundable application fee on every permit and State of Florida, Miami-Dade County and city surcharges collected in addition.

How this jurisdiction calculates the fee

Miami prices electrical permits on the same percentage-of-construction-cost basis as building, plumbing and mechanical permits. The controlling document is Exhibit C, Fee Schedule, Building, Chapters 10, 17, 20, adopted with Ordinance 14456 and Resolution R-26-0200 on April 23, 2026, which by its own terms supersedes any fee amount printed in the City Code. A trade or stand-alone electrical permit on residential property of up to three dwelling units is charged a percentage of the estimated construction cost including labour and materials, with a flat figure where the estimated construction is under $2,500.00; commercial and multifamily work is charged at a higher percentage that steps down above $30,000,000.00. Every permit carries a non-refundable application fee and is subject to the minimum permit fee, and an up-front dry-run charge is collected per $1,000.00 of estimated value at the time the process number is issued. State of Florida and Miami-Dade County surcharges are collected in addition and are not part of this schedule.

How this jurisdiction calculates the fee

Miami publishes no shed-specific permit fee. A shed is priced under the general permit fee schedule in Exhibit C, Fee Schedule, Building, Chapters 10, 17, 20, adopted with Ordinance 14456 and Resolution R-26-0200 on April 23, 2026: a residential property of up to three dwelling units pays a percentage of the estimated construction cost including labour and materials, with a flat figure where the estimated construction is under $2,500.00, subject to the minimum permit fee and the non-refundable application fee. Prefabricated sheds are eligible for the city Walk-Thru Express same-day residential review, which does not carry a separate published charge. City Code Sec. 10-18 expressly exempts sheds from the city solid waste surcharge that otherwise applies to residential permits. State of Florida and Miami-Dade County surcharges are collected in addition and are not part of this schedule.

A water heater replacement is on the city Easy Permit list, which is a filing route in iBuild rather than a separate fee.
