Do you need a permit?
Gilbert requires a permit for a shed.
Under amended Section R105.2 of the adopted residential code, as published in the Technical Codes of the Town of Gilbert - 2020 Edition, a one-story detached non-habitable accessory structure is exempt from a building permit where its floor area does not exceed 200 square feet, and the exemption does not reach structures used for marijuana cultivation, extraction processes or industrial-type processes. The Town's FAQ - Municipal Code & Land Development Code page states that structures less than 200 square feet do not require a permit and that any building 200 square feet in size or larger requires a building permit, so the two documents differ at exactly 200 square feet. That same page states that the exemption does not reach a storage shed in which utilities such as electrical and/or plumbing are installed or that is connected to the house or another structure.
