Do you need a permit?
Miami requires a permit for a re-roof.
The statewide $7,500 residential permit exemption at Fla. Stat. 553.79(1)(g), in force since July 1, 2026, may or may not reach a re-roof in Miami. The statute denies the exemption to structural work and to property wholly or partly within a Florida Building Code flood hazard area, but leaves roofing unclassified, and the city has issued no guidance of its own. Skipping a permit would not relax the code itself, so the Miami-Dade County Notice of Acceptance or Florida Product Approval required for roofing materials would still apply.
