Do you need a permit?

Miami requires a permit for a water heater.

When a permit is not required

A water heater cannot ride on the $7,500 residential permit exemption that Fla. Stat. 553.79(1)(g) created statewide on July 1, 2026. That paragraph excludes plumbing, gas and electrical work regardless of cost, and a water heater falls into at least one of those trades in every configuration. The Easy Permit route described below remains the fast path in Miami.
