Tankless Water Heater Requirements — Gas Sizing, Venting & Condensate
Swapping a tank water heater for a tankless unit is not a like-for-like plumbing job — it’s a gas sizing problem. A 40-gallon tank draws around 40,000 Btu/h; a whole-house tankless draws 150,000–199,000 Btu/h, and the existing gas line usually can’t carry it. Add positive-pressure venting and a condensate drain, and you have three code issues the old tank never raised.

- Before quoting a tankless swap, measure the pipe run and add up every appliance Btu rating on the system — upsizing the line, or upgrading the meter/regulator with the utility, is often half the job cost. Some installs pencil out better with a 2-psi system and pounds-to-inches regulator.
- Outdoor-mounted tankless units eliminate the venting question entirely in mild climates, but need freeze protection and are a poor fit where hard freezes are common.
- Vent length limits and elbow counts come from the manufacturer’s tables and are part of the listing — exceeding them is a G2427/110.3(B)-style violation even if the pipe fits.
- Electric tankless units dodge gas and venting rules but commonly demand 100–150 amps of capacity across multiple 240V circuits — a different upgrade problem entirely.
