Water Heater Expansion Tank — When It’s Required & How It’s Sized

Water expands when you heat it. In an open system it pushes back toward the street main; in a closed system it has nowhere to go, and pressure climbs until the T&P valve dumps. The expansion tank is the pressure release that is supposed to happen.

Worth knowing

  • A T&P valve that weeps every time the heater fires is the classic symptom of a closed system with no expansion control. Replacing the T&P valve treats the symptom, and the leak comes back.
  • The tank is a wear item. Tap it — a tank that sounds full of water instead of hollow has a failed bladder and is no longer doing anything.
  • Mount it on the cold inlet where the manufacturer directs and in the orientation it is listed for; many tanks are rated for a specific position and installing one wrong shortens its life.
  • Utilities install check valves and dual-check meters without telling anyone, which quietly converts an open system to a closed one years after the house was built.
  • Some jurisdictions require an expansion tank on every new water heater regardless of whether a check valve can be documented — inspectors often treat a modern meter as a closed system by default.
