Deck permit checklist — Oakland, California

Assembled from Oakland’s own published permit rules. Every line below is quoted from a city document and linked to it. Nothing here is generated, estimated, or inferred from another jurisdiction.

Do you need a permit?

Oakland requires a permit for a deck.

When a permit is not required

A deck is exempt from a Building Permit only where every one of these holds: it serves a house or a duplex; its overall footprint is 200 sq. ft. or less; no point of it sits more than 30 inches above the ground; it stands free rather than attached to the dwelling; and it neither serves a required exit door nor acts as a door landing. Separately, decks that meet ANY of the following criteria are exempt from Design Review: like-for-like deck replacements in exactly the same place, at the same level, and with the exact same dimensions as the original; new or expanded decks less than 30 inches above grade (any size); and, for a new or expanded deck 30 inches or more above grade, 10% or less of the total floor area or footprint on site, except for sites with existing floor area or footprint that is less than 2,500 sq. ft., then the qualifying threshold is 250 sq. ft. or less.
