General building work permit checklist — Kaysville, Utah

Assembled from Kaysville’s own published permit rules. Every line below is quoted from a city document and linked to it. Nothing here is generated, estimated, or inferred from another jurisdiction.

Do you need a permit?

Kaysville requires a permit for general building work.

When a permit is not required

Kaysville's Building Permits page sets out the work it permits. On the residential side that covers new single-family and multi-family dwellings, additions, remodels, basement finishes and basement walkouts, decks, carports, re-roofs, demolition, signs, and pools and spas. Detached garages, sheds and comparable structures are permitted once they pass 200 square feet, and any size of such a structure is permitted if electrical or plumbing goes into it. Retaining walls are permitted above four feet, sized from the footing base up to the wall's highest point, and fences are permitted above seven feet. Every commercial project is listed, from new buildings to tenant improvements and any other change. Trade work is listed across the board: electrical, mechanical and plumbing of any kind, service upgrades and most electrical repairs, furnace, air conditioning and water heater changeouts, gas line sizing upgrades, and generator transfer switches. The page treats flat concrete work as exempt, unless it falls in the city right-of-way, which begins one foot inside the sidewalk and runs to the street.
