Do you need a permit?
Omaha requires a permit for general building work.
Omaha waives the building permit for a set of small-scale work. Free-standing cases, cabinets, counters and partitions qualify when they stop below five feet nine inches. Retaining walls qualify at six feet or under, sized from finished grade up to the wall's top, provided nothing adds load behind them and no liquid of Class I, II or III-A is held back. Surface work such as paint, wallpaper, floor coverings and comparable finishes is covered, as are sets and scenery built on a temporary basis for film, television or stage. A window awning hung off the exterior wall of a one- or two-family dwelling is covered where it reaches out 54 inches or less. Swimming pools are covered, though their fences and any pool accessory structure above 75 square feet are not. Routine upkeep counts, including swapping deck boards and shingle or shake repairs that touch under two squares across the whole roof. Paving work qualifies two ways: rebuilding an existing concrete or asphalt drive or walk without enlarging its former footprint, and laying new concrete or asphalt below 200 square feet outside the front yard setback. Accessory buildings qualify at 75 square feet of floor area or less. Pulling and replacing a whole window unit at a one- or two-family dwelling falls outside routine upkeep and does need a building permit. Plumbing, electrical and mechanical permits are still owed separately on exempt work, and the zoning ordinance applies to all of it.
