Do you need a permit?
Clark County requires a permit for a shed.
Section 22.02.190 exempts one-story detached accessory buildings not exceeding 200 square feet, provided they contain no mechanical or plumbing systems. A companion electrical exemption in section 22.02.200 allows a single lighting circuit and/or a single power circuit to serve such an exempt accessory building without a separate electrical permit — a helpfully specific local provision. Sheds larger than 200 sq ft, two-story sheds, or any shed with plumbing or HVAC require a building permit. Title 30 zoning setbacks, height limits and lot-coverage caps apply regardless of the permit exemption.
