When a permit is not required

Logan's 'Shed & Detached Garage Guide 2025' contains an internal inconsistency that is preserved here. Its section headings are organized around 120 square feet ('Sheds that are < 120 square feet and < 10 feet to the peak of the structure' and 'Sheds that are 120 square feet'), but the body text under those headings states that a shed does not require a building permit under 200 square feet and that a building permit is required for sheds/garages greater than 200 square feet. Under either reading, a building permit is required if electrical, mechanical or plumbing is added to the shed or garage, and detached structures used for purposes other than a shed (for example a home business) require permits regardless of size. Zoning standards for the small category: 1 foot from the side and rear property lines with the structure remaining removable, at least 6 feet from the house, maximum height 10 feet to the peak, 10 feet from a rear property line where the rear yard abuts a street, 20 feet from a side property line where the side yard abuts a street, and at least 10 feet behind the front wall plane of the house. For the larger category: 8 feet from the side and 10 feet from the rear property line in residential zones (see the Land Development Code for commercial and industrial zones), at least 6 feet from the house, maximum height 20 feet measured to mid-gable, and the same street-adjacent and front-wall-plane setbacks.
