Do you need a permit?
Orange County does not require a permit for a shed.
Orange County does not restate the accessory-structure exemption in a County handout, so the State CBC/CRC 105.2 threshold applies in unincorporated territory: a one-story detached accessory structure used as a tool or storage shed, playhouse or similar is exempt from a building permit at 120 square feet of floor area or less. Anything larger, or any accessory structure intended for habitation, needs a permit. The exemption covers only the building permit, so a wired or plumbed shed still needs an electrical or plumbing permit. Zoning setbacks and, in the unincorporated canyon and foothill areas, wildfire construction requirements still apply to an exempt shed.
