Garland requires a building permit for any patio or porch cover, whether it is attached to the house or free-standing in the yard, with no published square-footage exemption. Covers may not encroach into a required front, rear or street-side setback (typically 20 feet from the property line but up to 35 feet depending on zoning), and they must be built of conventional building materials.
